This publication is the first complete practical monograph on applying the comparative method to property valuation, including property price development indices and examples. It examines the most important basic method of asset valuation: the comparative method. The first part covers its general theory, including information analysis, analysis of value assumptions, and ways of extracting part of the value when valuing functional units. Much of the book focuses on valuation practice, from a comprehensive overview of units and analysis of individual price-forming factors to the creation of adjustment matrices, including the use of statistics and hedonic models. The monograph also analyses and comments on the legal aspects of this method, ways of defending expert valuation reports, and international standards for asset valuation. It is intended not only for experts and appraisers in property valuation, but also for professionals in real estate, banking and insurance, construction, and state and local government.
